1. Replace the Filters Regularly

As a general rule, you want to replace the filters every 90 days. Consider changing them more often if your HVAC system is older or if you have pets.

While filters are designed to accommodate particles and contaminants, a buildup of debris can create multiple problems over time. For one thing, they can clog the filter. In other words, the system will have to work harder to distribute air or heat where it is needed and that can increase your utility bills.

Not only that, but the contaminants can end up back in the air as well. If breathed in, they can cause various health issues such as coughing, sneezing, headaches, itchy eyes, or respiratory conditions.

2. Clean the Condenser Coils

The condenser coils allow the HVAC system to collect heat from the home and release it outside. There are two parts—the evaporator coil, which is located inside the house, and the condensing coil, which is located outside.

Generally speaking, you want to clean these parts at least once a year. More specifically, you want to give the gills on the outer side of the condenser unit a good cleaning with a stiff brush (make sure to shut the power off first).

If necessary, you can also spray the metal fins with a water hose—that’ll get rid of any dirt or grime that can otherwise clog up the unit. However, don’t use a pressure washer; that can permanently damage the coils.

3. Schedule Annual Maintenance 

An annual check-up should be part of your HVAC maintenance plan. Not only will it keep your system running efficiently, but it’ll also help your unit last longer. Price-wise, you can expect to pay between $100 to $200 per visit. 

During the tune-up service, they’ll clean the air ducts, measure the evaporator coil’s airflow, inspect the electric terminals, and check the thermostat’s accuracy.

In addition to that, they’ll test for and seal any leaks that are in the ducts; that’ll prevent energy loss, which will save you money in the long run.
